How it works

All eight steps
  1. Appointment

    The Court signs an order that appoints us and includes our required provisions.

  2. Oath and bond

    We take the oath and post the bond the order sets, then we qualify.

  3. Intake

    We collect the property, loan, HOA, and occupancy details from both counsel.

  4. Secure the property

    We take possession on the vacate date, secure the home, and document its condition.

  5. Price and list

    We set the price within the order and list with a qualified Texas agent.

  6. Contract

    We review offers and sign the contract under the authority the order gives us.

  7. Close

    At closing, the title company pays liens, costs, and fees and disburses the rest as the order directs.

  8. Final report

    We file a final accounting with receipts and ask the Court to discharge us.

The listing agent

In Central Texas, the listing agent is usually an agent at Kasey's own brokerage. Elsewhere in Texas, we engage a qualified local agent. We prefer CDRE-designated agents when one is available. The order names the brokerage and discloses any affiliation and the commission before the Court signs it. The receiver fee is the same either way.
